The purchase of a property in Italy is relatively straight forward. Once a negotiated price is agreed a Deposit is required and a preliminary contract is prepared (this is called a Compromesso). The Deposit amount is negotiable but is normally in the region of 10 – 15% of the purchase price. If you, for any reason, pull out of the sale after the Compromesso is made you will lose your Deposit.
The Compromesso is a legally binding contract between both parties. The seller must perform at the negotiated and agreed price and the buyer too must perform with funding being available in full on the agreed date when completion takes place.
Finally, completion. On the agreed date there will be a meeting between the buyer, seller and the real estate agent where the ownership of the property is officially transferred to the buyer. The meeting takes place in the offices of the chosen Notary (Notaio) who has drawn up all the official documents. At the same time as the signing you are required to transfer the funds to complete the transaction. With funds in place and documents signed, the transaction is now complete and you own your own property in Italy. Well done!
